Budget first, plan second, pretty last.
Most design goes wrong because the styling conversation happens before the constraints conversation. This one runs the other way round.

Scope call
Budget, timeline, and who the space is for. Where the contractor sits and what has already been committed. Style is not discussed yet, it is the last variable, not the first, and settling it early is how projects end up unbuildable.
- 02WEEK 1–2
Concept & alignment
A concept presentation covering the plan logic, the target market, and the budget it is built against. Nothing technical starts until this is approved, because a redline at concept costs an hour and the same redline at CD costs a week.
- 03WEEK 2–5
Design development
Space plans resolved to furniture level. Millwork and casework designed. Finishes and FF&E selected against the agreed budget with alternates priced, so value engineering is a decision rather than an emergency.
- 04WEEK 5–8
Construction documents
The full AutoCAD package: dimensioned plans, RCPs, elevations, sections, details, finish schedules. Permit- and bid-ready. Coordinated directly with your architect, GC and vendors, your PM is not the middleman.
- 05ONGOING
Procurement & install
Vendor sourcing, quoting, purchase orders, submittals and delivery sequencing. Install coordinated remotely against the drawing set, with punch tracked to closeout.
The overnight cycle
Live meetings are held 8:00 AM to 12:00 PM Eastern. The rest of the day is uninterrupted production, which is the point.
