Your drawings are the bottleneck.

Permit and bid sets arrive late, and the schedule slips behind them. I produce full AutoCAD packages on my own, and a redline sent at the end of your day is back before your morning standup.

Hiring a full time designer takes months.

A search, an offer, a notice period, then a ramp. I'm a 1099 contractor who can start on the current phase this week, at the scope you need and no more.

Junior designers need managing.

Twenty years, an MBA in project management, and IKEA corporate behind me. I scope my own work, hold my own schedule, and coordinate your GC, architect and vendors directly.

Pretty does not lease units.

I plan for how the space has to perform first. Traffic, sightlines, tour routes, dwell. Styling is the last decision, not the first, which is why the amenity actually does its job.

IKEA corporate alumni, planning stores and room sets across the US, Europe and China. MBA in project management. AutoCAD native, fluent in Revit and SketchUp.
